Separate physical form from legal ownership
Detached homes, townhomes, condominiums, and other attached homes can allocate land, walls, roofs, exterior elements, and common areas differently. Read the legal description, plat or condominium documents, title material, and survey rather than assuming from the listing label.
Map the responsibility stack
- What does the owner maintain and insure directly?
- What does an association maintain, insure, or reserve for?
- Which assessments, use restrictions, architectural rules, and leasing provisions apply?
- Which utilities are individually metered or included through another arrangement?
Check zoning and official property facts
The City’s zoning service includes multiple residential and mixed-use land-use categories. Use the live City GIS and applicable ordinance for the parcel, then confirm legal use and any property-specific question with the City or the appropriate professional.
Compare costs on the same basis
Build a side-by-side budget that includes principal and interest, taxes, insurance, association charges, expected maintenance, utilities, and known future assessments. Citywide tenure statistics are background only and do not describe a particular property type.
