Detached homes
A detached home often places more direct responsibility on the owner for the exterior, roof, yard, drainage, fences, and major systems. It may still be subject to an HOA, planned-development rules, easements, or a public-improvement assessment.
- Review the survey, easements, restrictions, and current zoning.
- Check roof, foundation, drainage, utilities, and major-system history.
- Verify HOA obligations and any separate assessment.
- Obtain a property-specific insurance quote early.
Townhomes and attached fee-simple homes
“Townhome” may describe a building style without fully describing ownership. Confirm whether the owner holds the land, which walls or exterior components are maintained by the owner or association, and how the property is insured.
- Exterior, roof, structure, and shared-wall responsibilities
- Parking, access, use, leasing, and improvement rules
- Association budget, reserves, insurance, fees, and pending projects
- Utility metering and maintenance boundaries
Condominiums
A condominium combines ownership of a unit with an interest in common elements. Review the declaration, plat, bylaws, current resale certificate, budget, insurance summary, balance sheet, assessments, reserves, use restrictions, and unit/common-element maintenance boundaries.
Zoning and future context
The City’s address-searchable zoning map can identify the current zoning classification and associated ordinances. For a Planned Development property, the City states that the PD controls over the general zoning ordinance. The Future Land Use Plan is context, not current zoning.
- Confirm current zoning and the controlling ordinance.
- Review HOA, condominium, PID, and other recorded obligations.
- Compare insurance structure and full recurring cost.
- Evaluate maintenance time, accessibility features, parking, and resale flexibility using the same criteria for every property.
