Single-family detached homes

A detached home often gives the owner more direct responsibility for exterior maintenance, roof, yard, drainage, utilities, and site conditions. An HOA may still govern use, appearance, leasing, parking, or improvements. Verify the lot, easements, survey, restrictions, insurance considerations, and maintenance history rather than assuming “detached” means unrestricted.

  • Exterior and site maintenance
  • Roof, foundation, drainage, and major systems
  • Lot, survey, easements, fencing, and utilities
  • HOA documents and use restrictions when applicable

Townhomes and other attached homes

“Townhome” can describe physical form without fully explaining the legal ownership structure. Determine what the owner owns, which walls or systems are shared, what the association maintains, how insurance is divided, and what assessments or reserves support common obligations.

Condominiums

Condominium ownership generally combines an individually owned unit with an interest in common elements. Review the declaration, bylaws, rules, budget, reserves, insurance, litigation, assessments, maintenance responsibilities, parking, pet and leasing provisions, and the resale certificate with qualified advisors. The physical appearance alone does not tell you the legal or financial structure.

Accessibility and universal-design features

Discuss features objectively: step-free entries, door widths, elevator access, first-floor living, bathroom layout, reach ranges, lighting, and the ability to adapt a space. Check the features you need at each home you consider. The City of Plano provides universal-design resources that can support feature-level research.

Six questions to ask about any home

  • What do I own, and what is shared?
  • Who maintains each exterior, structural, site, and mechanical component?
  • What does the governing association control?
  • How are reserves, insurance, deductibles, and special assessments handled?
  • Which parking, storage, pet, rental, accessibility, and renovation rules matter?
  • How does the format affect financing, insurance, resale, and long-term use?
